    Mountain Springs is a transformative 1,400-acre greenfield development adjacent to the City of Manchester, GA. This visionary project will introduce over four hundred new residential and commercial buildings to former timber land, and blend seamlessly with the natural landscape to create an authentic mountain town experience. Similar to the Serenbe development in Chattahoochee Hills, GA, this new planned community will feature an array of uses, housing types, and access to nature. Visitors and residents will feel as if they have been transported to an old Southern mountain town, and will fall in love with this unique development and its plentiful offerings.

    The design of Mountain Springs takes full advantage of the area's dramatic views and abundant natural resources. Our plan includes multiple outdoor venues, scenic trails, pocket parks, and a mix of residential and mixed-use components. The street network and lot layout are thoughtfully integrated with the topography, immersing visitors and residents in the beauty of nature. A network of trails will crisscross the property, connecting to the existing Pine Mountain Trail, and offering endless opportunities for exploration and recreation.

    Mountain Springs is designed to enhance the neighboring City of Manchester. The master plan features two denser commercial town centers, while preserving as many trees as possible in the rest of the development. These small commercial nodes will be strategically placed and zoned to support and enhance existing commercial uses in Manchester.

    New residents will enjoy beautifully designed homes that harmonize with the surrounding environment. Mountain Springs will offer a diverse range of housing types to accommodate various family sizes, budgets, and preferences, including smaller in-town houses, larger farm lots, homes with mountain and reservoir lake views, and denser, walkable town centers. The development will also include equestrian trails, recreation areas, outdoor venues, art installations, artists' retreats, a country store, a winery, stables, hotels, and a restaurant housed in a historic home.

    The design of Phase 1 and the new home for the Warms Springs Winery and Country Store are currently in progress, marking the beginning of a vibrant community that will blend modern living with the timeless charm of a historic mountain town. Mountain Springs promises to be a place where residents and visitors alike can connect with nature, enjoy a high quality of life, and become part of a thriving, sustainable community.
