    The incredible historic features in this 1928 warehouse are the stuff of architectural dreams, which was surely not lost on those that held this gem before our client, marketing and branding firm Goods & Services, took over. Having been turned into a co-op building in the 1970s, the former warehouse had a variety of tenant spaces including a high-end post-modern residence and an architecture office. Now the new owners of the entire warehouse, our client’s goals were to combine the separate tenant spaces to create a vibrant, Class A office space with a mostly open floor plan, a high-end yet relaxed feel, and a variety of workspace types. The team also wished to reuse some of the post-modern residence’s existing high-end features, such as the kitchen and bathrooms.

    The result is an elegant, light-filled office space with a crisp, neutral color palette that lets the exposed brick, heavy timber frame, and original steel windows take center stage. All new light fixtures throughout the space provide rhythm and interested, while floor-to-ceiling storefront walls offer unobstructed views and enhance the open feel. The existing post-modern kitchen and its custom cabinetry were preserved, and flow seamlessly to a café-style work area. Other elements of the former high-end residence have been carefully worked into the new office design. These elements include glass-block light wells, custom built-in bookshelves, and skylights.
